The most popular choice is to buy property worth at least €250,000. You have the freedom to rent out, sell or retain the property. Many investors choose property in Athens, Crete or the Greece islands which often see strong rental yields and capital appreciation.

The alternative is an investment of at least €250,000 in Greece government bonds which have a minimum holding period of 5 years. While lower risk, returns are typically lower than property.

In addition to the investment, you’ll need to pay a flat fee for the residence permit, submit health insurance for you and your dependents, and may need to provide proof of income. Residency is granted for 5 years and renewable. After 5 years, you can apply for permanent residency or citizenship in Greece. Your children under 21 also get residency and the time counts towards citizenship eligibility.

Who Can Get
Greece Residency

The Greece Golden Visa program allows the main applicant, their spouse, and their children under 21 to obtain residency.

As the primary applicant, you must invest a minimum of €250,000 in Greek real estate to qualify for residency. Your age should be over 18 and should be a non-EU national. The property can be residential or commercial.

Your spouse is eligible to apply for the Greece Golden Visa along with you. They do not need to make an additional investment. Must be 18 years old and a non-EU citizen.

Unmarried children under 21 years of age can be included in a family application. They will receive residency for the same duration as their parents. Once they turn 21, they will need to apply for their own Greece Golden Visa by making an eligible investment in real estate.

In order to establish their relationship as parents of an investor or spouse, individuals are required to provide tangible evidence or documentation confirming their kinship to get Greece Golden Visa.

Application Process


Client onboarding process

Client onboarding at Caribbean Islands Immigration Services starts with Form 1 to conduct the initial evaluation. After a successful screening, we'll send you a Client Agreement (CA) for your review and signature.

After we receive the duly signed agreement and the retainer payment, our legal team will promptly handle all the required government forms and supporting paperwork. Additionally, you will be required to enter into a sales and purchase agreement with the developer. We will act as the intermediary between you, the property developer, and the Hellenic Republic Ministry of Migration and Asylum, ensuring smooth communication and coordination.



Application review and submission

Before you submit your documents, we carefully go through your application to make sure it meets the Ministry of Migration and Asylum's requirements. Our legal team will do a final check before sending the necessary forms.

The Ministry will then do their own checks and review all the paperwork. We will maintain close communication with them during the process to ensure your application is handled promptly and efficiently. Once you apply, the Ministry of Migration & Asylum will provide a receipt that can be used as a temporary residence permit while waiting for the application decision.



Golden Visa issued

The Ministry will carefully review your application, and if it gets approved, you will need to fulfill all the required payments and fees to proceed. Once that is done, Caribbean Islands Immigration Services will take care of sending you all the necessary residence certificates.
